What the broker course adds: running the business.

A New York broker needs 152 hours of qualifying education: the 77-hour salesperson course plus the 75-hour broker course. What the broker course adds is the business: supervising licensees, entities and independent contractors, escrow and records, antitrust, finance and investment, advanced fair housing and transaction analysis. This section has 210 original questions written to the Department of State’s broker curriculum.

Everything here is free. The four tools ask you to sign in with a free account so your progress follows you from phone to laptop; that is the only reason. It asks for an email and a password, no card. The same account opens the MLO section and the rest of the site’s free tools.

The broker exam covers both courses. This section covers the 75-hour broker course. The 77-hour salesperson material is also on the exam; study it with the real estate tools: flashcards, practice exams, Final Review and math drills.

Every card and question on these pages comes from the same bank: 210 questions across 10 units, plus 75 typed-answer review questions.

The questions

Original, sourced, current

Every question in this section was written for this site. None is copied from a textbook, a course manual or another prep site. Each is written to the topics of the official exam, keyed to one defensible answer, and explained with the rule and its source (the statute, regulation, policy form or agency page it comes from), so you can check it yourself. Rules that changed recently are tested as they stand in 2026.
